Condenser Coil Cleaning

Your outdoor unit’s only job is dumping heat outside. Packed with pollen and grass clippings, it can’t — and your power bill shows it.

The Problem

An Atlanta summer is unforgiving to a dirty condenser

The condenser coil is the finned surface wrapped around your outdoor unit. Air is pulled through it to carry heat away from the refrigerant. When those fins are matted with pollen, grass clippings, cottonwood, dryer lint and dust, air can't move through and the heat has nowhere to go.

The result is high head pressure, long run times, poor cooling on the hottest days, and compressor wear. The compressor is the single most expensive component in your system, and heat is what kills it.

Georgia gets a brutal combination: heavy spring pollen, a long mowing season, and 90°F-plus days from June through September. Condensers here need attention more than they do in most of the country.

Our Process

How we do it

01

Disconnect power

Safety first — the unit is fully isolated before anything is opened.

02

Open and clear

Top lifted where possible and loose debris removed from inside the cabinet.

03

Clean inside-out

Rinsing from inside pushes debris back out through the fins rather than driving it deeper.

04

Treat and rinse

Non-caustic coil cleaner to release bonded pollen and grime, then a thorough rinse.

05

Restore and test

Reassembled, powered up, operation confirmed, photos sent.

Warning Signs

Signs your condenser needs cleaning

Poor cooling on the hottest days

The system copes in mild weather and fails when you need it.

The outdoor unit runs constantly

It can’t reject heat fast enough to satisfy the thermostat.

Visible debris in the fins

Pollen, grass and cottonwood packed into the coil surface.

Rising summer power bills

Longer run times at higher pressure.

The unit is hot to the touch

Heat that should be leaving is staying in the cabinet.

Vegetation growing against it

The unit needs clear air on all sides to breathe.

What customers say

“Kasey and team from LServices did a fantastic job with my duct cleaning. They explained what their process was and showed me the pictures of before and after. What a big difference it made. They also cleaned up what little there was to clean. I would recommend them and will definitely be using them again next time.”

“I had my ducts cleaned for the first time by LServices. It was an excellent experience watching the guys clean all 33 ducts, taking every vent apart to clean the ducts. I was impressed with the services and would highly recommend this company.”

“Very fast, knowledgeable, and professional. They cleaned a dryer vent and looked into ducts to see if we needed a duct cleaning. They suggested to wait on duct cleaning for a year or two since things looked good currently in the ducts.”

FAQ

Condenser Coil Cleaning questions

Once a year in Metro Atlanta, ideally after pollen season ends in late spring. Twice a year if you’re near heavy vegetation or cottonwood.
A garden hose from outside drives debris deeper into the coil. Cleaning has to be done from the inside out, which means opening the unit.
It might, if the coil is the problem. If it’s refrigerant, electrical or the compressor, it won’t — and we’ll tell you that rather than take your money.
Most customers bundle it. It saves a trip and the two together give the system the best chance of running efficiently.
We use non-caustic cleaners and rinse thoroughly. Let us know about any sensitive landscaping and we’ll take extra care.
We straighten what we reasonably can with a fin comb. Severe crushing across a large area may need an HVAC contractor.
